Non-housing debt has become one of the most significant barriers to homeownership in the U.S. Over the past two decades, student loan balances have grown by 312% and auto loans by 227%, pushing debt-to-income ratios higher and making it harder for many households to qualify for a mortgage.

Young adults are prioritizing investing and delaying homeownership, reshaping demand patterns across today's rental housing market.

Equipment rental revenues have surged 105% since 2021 to nearly $35B, fueling strong demand for well-located Industrial Outdoor Storage (IOS) sites to support the U.S.’ logistics, infrastructure and construction sectors.
